APPLICATION INFORMATION

We do business in accordance with the Federal Fair Housing Law as well as all state and local laws. All applications and renewals are considered without discrimination on the basis of any class protected by applicable laws, including but not limited to source of income.

We screen for criminal background consistent with applicable law, and applicants may be disqualified based on history after a holistic review. 

We screen for previous evictions consistent with applicable law. We also consider a range of factors as permissible under applicable law, including negative payment history, past or current bad debts, liens, bankruptcies, or judgments.  Depending on individual circumstances, an applicant may be disqualified. Employment verification may also be performed. We adhere to the Fair Credit Reporting Act (FCRA) and other applicable law.

In general, income must average 3 times the monthly rent for prospective residents; however, those requirements may differ depending on source of income.

LEASE INFORMATION

While one-year leases are available, many residents stay for several years. Talk with your leasing consultant about customized lease lengths. 

Liability coverage is required to live at our community, and we have options for you. You can easily enroll in our Damage Waiver Program and pay with your rent, or you are also pre-approved through our preferred provider, Assurant. For quotes from Assurant, please visit www.assurantrenters.com or call 877.826.8203.

AMENITIES

We have four brand-new fitness areas that are guaranteed to give you a great workout! They include a dedicated weight room, cardio, yoga, and spin studio.

Marina slips are available but are limited.  Our team can help you reserve your spot. The marina is located 150 steps away from private pool cabanas onsite.

     

Appointments can be made directly at the spa.

Personal suites are available year round and are perfect for private meetings, events, unwinding, and entertaining. This exclusive amenity, nestled next to the lush lawn and inviting pool, offers a premier extension of your home for your every pursuit. ABOUT FLAMINGO POINT

Flamingo was a well-known hotel on Miami Beach from the 1920's to the 1950's and built by one of Miami Beach's pioneers, Carl Fisher. 

Fixtures and finishes were curated by award-winning Touzet Studio and Shim Projects.

Grown, founded by Shannon Allen, evolved from her television show, The Pre-Game Meal. The restaurant was inspired by 18 years of preparing optimal game day meals for her husband Ray Allen (two-time NBA champion) and their five children. 

 

Bebito's, founded by restaurateur Jason Odio, is a neighborhood café with a modern take on Cuban-American favorites. It's a local hot spot for those who want to enjoy the flavors and nostalgia of Cuban coffee in a modern, Instagram-friendly setting.

Yes! We offer curated events designed for residents to experience this brand-new community and enjoy the camaraderie of their neighbors. Recent events include outdoor yoga, terrarium building and more!

PETS

We offer on-site doggie grooming and daycare services along with a dog park.  Doggie VIP, located at the community, provides pet grooming, daycare/boarding, dog walking, and cat sitting services.

EARLY DEPARTURES OR TRANSFERS

We do not allow subletting or short-term renting of apartments. This includes, without limitation, rentals arranged on third-party sites such as Airbnb.com, VRBO.com, or other similar sites.
